Move-In/Out information sheet

Whether you are moving in our out of one of our managed properties you should read and be familiar with this information which will help you to know how to protect your security deposit and credit.

After you give us or have been served with a 30 day notice to vacate you should receive a letter from us giving you a “release” date.  This is your receipt for the 30 day notice.  Please call our office immediately if you do not agree with this date or if you plan on moving on a different date.  Call us 48 hours prior to your move-out to arrange for a check-out inspection.

You are entitled to a pre-move-out inspection. This inspection is not required. If you want one, contact us to schedule a walk through within the last two weeks of your residency. We will look for potential damages or cleaning issues that could lead to security deposit deducations.

We will be comparing the condition you leave the property with the written record & photographs  of the condition of the property at the beginning of your residency.

Normal wear and tear:  You are entitled under the law to normal wear and tear.  This law usually applies to  painting, carpeting, and window coverings, but is not limited to only those categories.   There will be an allowance made for these items based on how long you occupied the residence.

Painting is based upon a three year life span.  If you live in the property less than three years you will be charged for a prorated share of the painting.

Carpet Wear is normally measured with a life expectancy of six years.  If you damage the carpet, you will be charged a prorated share of the cost to replace or the entire cost of the repair.

Drapery replacement is judged on a three year life span, but Blinds have a life span of up to ten years.  The same charges apply as do for carpeting.

 

Damages/Repairs:  You are charged for any damage done to the property.  This includes excessive wear and tear, holes in walls/doors/ceilings, damage to appliances/counters, yard neglect, misuse of the property, any trash that needs to be removed from the property etc.

Cleaning:  Cleaning is chargeable to the resident.  Be sure to review the reverse side of this sheet for full details.

If you are on a lease that has not expired please call and discuss this immediately with our office.

It is our responsibility to re-rent the property as soon as possible.  We generally  start advertising 2 weeks prior to your move-out date.  We will try to set appointments at your convenience.  It is seldom that an occupied unit is shown more than once or twice a week.  We will let you know 24 hours ahead of time.  Please be sure that we have your current phone numbers.

Be sure your rent is paid in full to avoid late charges.  You may not credit your deposit back to rent.

When you move give your new address to the person that checks you out of the property.  No deposit refund determination will be made until careful review of all the facts.  This takes 14-21 days.  You will be notified by mail.  Your rent obligation ends on your release date or when all keys are turned in, whichever is later.

If you wish to cancel or extend your notice, please do so on writing.  The earlier the better since we may have already re-rented the property.  You may be asked to pay for any a costs if incurred.  Thank you for renting from us.

Return all door, laundry, common doors, and mailbox keys you were issued. Missing keys will be charged to replace.

Be sure to provide us with your forwarding address and notify the post office of your move.

Once you vacate, we will provide a refund determination along with a detailed explanation for any withholdings.


 


 

CHECKLIST FOR CLEANING


 

 

KITCHEN & BATHROOMS


 

Stove

Clean oven and broiler pans.

Clean stove top, burner pans, and all stove exterior.

Replace badly stained burner pans.

Refrigerator

Remove all food.

Wash all shelves and interior and exterior and underneath.

Close refrigerator door(s) and leave it turned on.

Cabinets, Drawers, and Counter Tops

Remove everything including shelf paper/plastic and clean inside and out.

Cupboards & Drawers.

Wash shelves, under the sink, inside drawers, and the front of cabinets

Sinks & Tile

Clean  fixtures, tub, sinks, and toilet with cleanser

Use a brush to clean grout between tile

Clean runners of shower doors and soap dishes


 

WALLS & WINDOWS  

 

1. Remove pictures and pins.

Wash off marks and grease on all walls and woodwork

2. Wash windows and screens


 

                                                                  FLOORS

1. Sweep and mop hard surface floors, including underneath appliances and use a stripper if necessary and wax.  Vacuum all carpeted areas as well as all slider tracks

2. Have the carpets steam cleaned, if needed, to return to the move in condition.

                                                           

MISCELLANEOUS

 

Clean drapes if excessively dirty and clean blinds

Replace any burned out light bulbs

The home should be free of any cobwebs both inside and outside

Entry to home should be clean including the porch light

Garage floor should be washed and swept clean

Oil stains should be removed
