Welcome to your new rental home!
Now that your lease is signed it is time to take care of a few items that are necessary to both enjoy your rental and required by your lease. We also want to remind you of some things.
Utilities
Here is the contact information for gas and electricity that you need to contact.
Electricity:Sacramento City/County SMUD Sacramento Municipal Utility District https://myaccount.smud.org/manage/startservice/address or call 888-742-7683
Electricity: City of Roseville 916-774-5300 (Roseville residents call PG&E for gas service)
Gas: (for gas heat and/or gas stove and/or hot water) PG&E Pacific Gas & Electric https://m.pge.com/#startorstopservice or call 877-660-6789 Note: Not all properties have gas and some apartments provide hot water.
Water/Sewer/Garbage: Your lease will tell you if you are responsible. Either way, you do not need to set this up. If you are responsible, Mach4 Enterprises, via our online software, will sub bill you for your required payment. In this case, you will pay the bill into your ledger right along with your rent payment.
Property Walkthrough
Before you move in, we will walk through your rental together to document the condition. We will meet you at the property by appointment. At this time you will be issued your keys.
Renters Insurance
We recommend you obtain renters insurance, which can be purchased at our website at www.RentalsSac.com or you can contact an insurance company directly.
Paying Rent
At move in you will have paid your first month of rent and security deposit. If you moved in mid month, a prorated amount will be due on the first of the following month. After that, your rent is due on the first with a 3 day grace period. Avoid late charges by paying on the 3rd or earlier! Pay at www.RentalsSac.com. Maintenance Requests
Let us know if anything needs attention so we can take care it. Call 9-1-1 for emergencies like fire or flooding. Log on to www.RentalsSac.com to create a work order or call 916-573-2729.
Trash and Recycling
Your trash cans, unless you have a central dumpster, should be placed on the curb the night before collection. Your neighbors will signal when to do it as you will see lots of cans on the street the night before! Don't wait until morning, they can come quite early!
Parking
Park only in designated spaces. If you rent an assigned space it will be noted as Reserved. Otherwise you are only entitled to park one vehicle on the property that has been noted on your lease if an apartment. If you have a private driveway and/or garage, you may park any vehicles. Vehicles must have current registration and you must never park in yard areas as that violates your lease.
